How long will it take before you started seeing profits?
Hi Lynn, it takes two years to get a house (if you invest in a 2 year redemption state) so if you wanted to d take some profit on that first sale it would be then. Given most people go years without even finding a deal or doing anything at all, it’ll feel really good to know you have houses in the hopper (if liens are chosen properly with training)

Is there anyway to use over the counter certificate to get something in 1 to 2 months?
Any brokers who sell ready to redeem liens?
I know someone who do this in Florida but in Florida you have to go through regular auction competing with the rest, to get title!

I get that, but here are the considerations.
1 – most real estate investors try to find a deal ‘Now” and find nothing in YEARS because it’s hard.
2 – If you want a deal “Now”, you need to start spending $1000-$2000 per month minimum in advertising, talk to a bunch of sellers, and hope you can get a contract that makes you a profit.
3 – If you want to spend more money on the house because you want it now, without the advertising dollars, then all you have to do is focus on the TAX DEED auctions, and show up with money and buy a house that is at or below the price you set going into the auction. All you need is 80-100k lined up in cash or funding to close and rehab. (depending on price of housing in the area)
OR you can maybe find an OTC and pay cash for it and fix it up, but those have made it past the auction. They can be valuable, but takes much more time to find a good one in the pile of choices.
If you have the funding then go to the deed auctions.
Otherwise if you want to spend the least money and get the best deals, then the sooner you start the tax lien model the better.
Over time you’ll be way ahead of the game because you won’t be stuck on the issues I mentioned above like 99% of investors.
